Project Profile

Downtown Beaumont

Downtown Redevelopment

Beaumont, Texas

Client: City of Beaumont

Project Summary: The City of Beaumont, along with Entergy Corporation (Beaumont's largest employer), the Port of Beaumont, private developers, and Jefferson County, selected TGC to develop a preliminary Master Plan for Downtown.

Project Highlights

Priorities for Beaumont Included

Identifing opportunities for enhancing and rehabilitating the downtown area. Developing and illustrating a vision for downtown that is strong enough to bring Beaumont into Houston’s tourist venue for entertainment, retail, and related activity. Identifing opportunities and funding sources to enhance downtown revitalization through a dramatic streetscape, landscape, public art, pedestrian, and transportation program.

In addition to the priorities listed above, bringing the water into Beaumont’s downtown vision was developed. The design plan took advantage of the location and development of the Nueces River (bordering downtown in the northeast) as a basis for providing a waterway that circulates into downtown’s Orleans Street and Crockett Street. Orleans and Crockett were top priority redevelopment corridors. In order for Beaumont to come into Houston’s tourist venue, TGC proposed a spectacular downtown waterway canal and a series of water features unique to the Houston region.

The proposed development program and vision successfully addresses the five ‘Ds’ associated with successful urban retail entertainment centers:

- Distinctiveness
- Draw Power
- Depth of Market Penetration
- Duration of Visit
- Demand Periods
