League City River Market Phase I Master Plan

Project Summary: League City is a rapidly growing community located between Houston and Galveston. League City is adjacent to the third largest yacht basin in the United States. Because of concerns within the City regarding a more diversified tax base, League City requested that TGC develop a Phase I Master Plan to assess the feasibility of the mixed-use development of League City's northern boundary, the Clear Creek Waterfront.
Project Highlights
TGC formulated and evaluated alternatives for three conceptual plans for mixed-use waterfront development. The conceptual plans achieve centers that will be used to serve the residents of League City as well as visitors and tourists. Most importantly, within the River Market area, the natural edge of Clear Creek can be utilized to develop quality public parks and open spaces, both along the water’s edge and within the natural ecological areas near the water’s edge.
In addition to developing land use alternatives for the River Market Development Area, TGC also developed mobility and open space plans for the project area. Environmental and market studies to assess the feasibility of the concept plans were also conducted.
TGC prepared a development revitalization package for the City of League City.
