BROADWAY CORRIDOR MARKET ANALYSIS

 CITY OF GALVESTON, TX

The Goodman Corporation (TGC) developed a comprehensive market analysis for the Broadway Corridor located in Galveston, TX. The purpose of the market analysis was to derive recommendations and findings related to the development of new design guidelines for the corridor and a revised economic development strategy. The findings were ultimately wrapped into a comprehensive product provided by Design Workshop to the City of Galveston.

The Goodman Corporation identified the following:

• A disparity in rental and vacancy rates along the corridor in comparison to other major thoroughfares in Galveston County and the City of Galveston

• The identification of supply, demand, and leakage present within the Corridor, City, and County

• Tourism figures that when added to the City’s inherent economic development generators, demonstrate the need for additional restaurant and food and beverage establishments within the City and along the corridor

• A finding that approximately 40,000 square feet of additional restaurant and food and beverage space could be utilized along the corridor for the benefit of the City and the tax base

• A strategy that outlines modifications to the City’s approach to economic development to assist them in accomplishing their goals for the Corridor and for the City as a whole
